GLHP purchased Marine Creek based on warehouse, flex, and logistical space booming in the Dallas Fort Worth metropolitan area. Due to previous mismanagement, GLHP saw a great opportunity to improve the operation of the property by implementing a costs bill back system and reducing other operating inefficiencies to maximize cash flow from the Property. Marine Creek also represents an opportunity to increase existing rents to be closer to market rates upon current lease expirations and tenant rollover.
