GoodLife Housing Partners is actively acquiring appropriately-located market rate workforce apartment communities in the Western United States with the following general acquisition criteria:
• Market: Arizona, California, Nevada, Texas, Utah, Washington.
• Property Size: 75-500 units
• Location: Urban infill or close to strong employment and job growth centers.
• Criteria: Core/Core plus, and value add assets with some rents and operational upside that will benefit from operational efficiencies, interior and exterior renovations branding, and property upgrades to enhance the tenant experience.
• Investment Hold Period: 5 to 10 years
• Investment Size: $10-100 million
• Financing: Ability to obtain new financing or assume existing debt through existing established lending sources
• Building Type: Garden-Style, Low/Mid/High-Rise, Mixed-Use Apartments
• Property Class: Class A, B, and C product.
• Investment Type: fee simple, partnership and limited liability company interests, loan assumptions and multi-property portfolios
